Globe Property Management Ltd. retrofitted the interior, carefully preserving the exterior, dating back to 1931. Uptown Lofts was a winner of the 2022 Heritage Winnipeg Conservation Award of Excellence.

The James Avenue Pumphouse

Originally built in 1905, Alston Properties redeveloped the James Avenue Pumphouse into a mixed-use building that honours its heritage, offering visitors a glimpse of the original through via the original machinery that was preserved in the redevelopment.

Although some lenders avoid financing projects that are already underway, Cambrian entered this project with Stage 1 nearly complete.

How does applying for a Cambrian commercial mortgage work?

Step 1:
Initial Meeting

When applying for a commercial mortgage, it is important to work with a lender that understands your project.

The first step is to book a meeting with a Cambrian Commercial Relationship Manager to review the details of your project. At this meeting, we will discuss your overall project plan, location, budget, timeline and your financing needs. Depending on the type of project, we may request additional details.

Our commercial relationship managers are available to meet you however is most convenient for you – by phone or video or if you prefer, in-person at your place of business or at our office.

Step 2:
Discussion paper

Following our initial meeting, you can expect to receive a call review the discussion paper outlining the specific details of your project and the requirements and terms of our proposed mortgage financing, including amount, rate and term. The discussion paper will also list the conditions and precedents that must be met before Cambrian can fund the mortgage, the reporting requirements and any other relevant information.

The discussion paper will provide you with all the information you need to decide if you want to proceed with our proposed financing. If you proceed, an application fee will apply.

Step 3:
Due diligence and approval

Once Cambrian has received all the required documentation and reports from your business and third parties, our team will analyze, verify and validate the information before proceeding with the approval of the mortgage.

Once the commercial mortgage is approved, Cambrian will send a Commitment Letter for your review and signature, which will outline your approved credit and the terms and conditions of your mortgage.

Step 4:
Your project begins once all pre-funding conditions have been met

If you are building, generally, a Quantity Surveyor will request funds, monitor the project and submit progress advance requests during each stage of your build. This will continue in stages until the construction is complete.

If you are purchasing a property, we will work with your legal counsel to advance the mortgage proceeds to close on a property. Then you will begin making mortgage payments as outlined in your Committment Letter.
